Ontario LTT is marginal: 0.5% to $55K, 1% to $250K, 1.5% to $400K, 2% to $2M, and 2.5% above $2M. A $700,000 home works out to $10,475.
Buy in the City of Toronto and a municipal LTT roughly doubles your total. Up to $2M it mirrors the provincial rates, so that same $700,000 home is $20,950 combined.
From April 1, 2026, Toronto charges higher graduated MLTT on high-value homes: 4.40% from $3M–$4M rising to 8.60% above $20M. Provincial rates are unchanged.
First-time buyers get up to $4,000 back provincially (no LTT up to ~$368K) and, in Toronto, up to $4,475 more (no MLTT up to $400K).
LTT is paid on closing through your lawyer and cannot be added to your mortgage. Budget it as upfront cash alongside legal fees and title insurance.
