Traditionally about 5% of the sale price plus HST, split between the listing and buyer agents. On a $1,000,000 home that is roughly $56,500 including HST.
Zown lists your home for 1%, capped at $7,999, no matter the price. The higher your home's value, the more you save versus a traditional 2.5% listing agent.
You still offer the buyer's agent a commission, commonly around 2.5% and negotiable. It is the same with Zown or any brokerage, so it is not where the savings come from.
Ontario charges 13% HST on real estate commissions. It applies to both the listing and buyer-agent fees, so the calculator includes it in your total.
