Yes, you can go to an open house without a realtor. Open houses are public events, and anyone can walk in during the posted hours without an appointment or an agent. Just know that the person greeting you at the door works for the seller, so a little care with what you share goes a long way.

How do open houses actually work?

An open house is a set window, often on a weekend afternoon, when a home is open for anyone to tour. The listing agent, or a colleague standing in for them, hosts it. You do not need to book anything or bring an agent to attend.

You walk in, look around at your own pace, and leave when you are done. It is one of the easiest ways to see homes early in your search, before you have decided on an agent or committed to anything.

The one thing to remember: the friendly host is not neutral. They were hired by the seller to market the home and to help get the best possible price and terms for the seller, not for you.

Should I sign the visitor sheet at an open house?

You will usually be asked to sign a visitor sheet or scan a QR code with your name, email, and phone number. You are not legally required to sign it. Hosts use it for security and to follow up with visitors afterward.

If you are just browsing and do not want follow-up calls, it is fine to politely decline or to leave only a name. If you already have your own agent, write their name down too, or say you are working with an agent. That signals you are represented and usually stops the sales follow-up.

Here is the practical trade-off: signing puts you on the listing agent's contact list. Sometimes that is useful. Often it just means calls you did not ask for.

What should I not say to the listing agent?

Treat the open house host like the seller's representative, because that is what they are. Anything you volunteer can be used to strengthen the seller's position in a negotiation.

Be careful about sharing:

  • Your maximum budget. "We could stretch to $850,000" tells the seller exactly where your ceiling is.
  • How much you love the home. Enthusiasm is fine, but "this is the one, we have to have it" weakens your hand.
  • Your timeline pressure. "We need to move before September" or "our lease is up" signals urgency the seller can lean on.
  • Your financing details. How much you are approved for, or how large a down payment you have, is not information the seller needs.

None of this means you should be cold or suspicious. Ask questions, take notes, be friendly. Just keep the numbers and the emotions to yourself, or share them only with someone on your side.

Can the listing agent represent me too?

This is the part most first-time buyers do not see coming. If you walk into an open house with no agent, like the home, and let the listing agent write your offer, that agent can end up representing both you and the seller in the same deal.

In Ontario this arrangement has to be disclosed and agreed to in writing, and rules about representation have tightened in recent years. But the underlying tension does not disappear on paper. One agent cannot fully advocate for a lower price for you and a higher price for the seller at the same time. Their loyalty is split, and it was the seller's first.

You are not doing anything wrong by touring alone. The risk shows up at the offer stage, when you suddenly need someone in your corner and the only person handy is the one already working for the other side.

Why having your own agent protects you

A buyer agent works for you. They pull comparable sales so you know what the home is actually worth, spot issues during the tour, structure your offer and conditions, and negotiate on your behalf. At the open house, they can ask the pointed questions you should not be asking yourself.

In Ontario, buyer-side commission is customarily paid out of the sale proceeds, so having your own agent is typically free to you as the buyer. There is usually no reason to walk into a negotiation unrepresented.
