A cashback realtor gives you back part of the buyer-side commission after your purchase closes, while a traditional realtor keeps the full commission. Both can offer the same full service in Ontario. The bigger question is not the rebate itself, it is how your agent is paid: commission-driven or salaried. That is what shapes the advice you get.
What is the difference between a cashback realtor and a traditional realtor?
Both are licensed to help you buy a home. They show you listings, book viewings, write offers on the Agreement of Purchase and Sale (OREA Form 100), negotiate, and guide you to closing.
The difference is what happens to the buyer-side commission. That commission is customarily paid from the sale proceeds. A traditional agent keeps all of it. A cashback agent shares a portion with you, which is permitted in Ontario when it is disclosed.

Does a cashback realtor mean worse service?
No. This is the most common myth, and it does not hold up.
Cashback is about how the commission is split, not about how much help you get. A rebate brokerage can run the full process end to end: search, showings, offers, negotiation, and closing support. Some do less and pass on savings by cutting service. Others do full service and still share the commission.
So the label "cashback" tells you nothing about quality on its own. You have to look at what the brokerage actually delivers, and at how its agents are paid.
Why the pay model matters more than the rebate
Here is the part most comparisons skip. The real differentiator is not the cashback. It is whether your agent earns a commission on your purchase or a salary.
A commission-paid agent is rewarded when the deal closes and, in some cases, when the price is higher. That does not make them dishonest, but the incentive points one way: toward closing. A salaried agent is paid the same whether you buy this house, a cheaper one, or walk away. Their advice is not tied to the sale.
